Water Valley Land Company Announces Major Mixed-Use Development in Loveland Near Budweiser Events Center

(Las Vegas, Nev.) – The Water Valley Land Company and Stellar Development today announced plans for a major mixed-use development in Northern Colorado. Details of the retail portion of the project were unveiled Tuesday at the International Council of Shopping Centers (ICSC) annual trade show in Las Vegas.

The project has been named Brands at the Ranch, playing off the proximity to regional events center, The Ranch. Construction on the project is scheduled to begin in 2017 with a grand opening date for phase one in fall of 2018. The project covers approximately 90 acres, all within the city limits of Loveland, Colo., and will be located northwest of the intersection of Crossroads Blvd and N. Fairgrounds Ave. Total development costs for all phases of build out will approach $400 million.

Upon completion, the Brands at the Ranch will include:

• 425,000 square feet of retail space
• 300-room full-service hotel
• 110-room hotel
• 12-screen luxury theater
• 825 units of multi-family luxury apartments
• Restaurant attractions
• Super-regional ice center
• Olympic natatorium center

The pedestrian-friendly open-air lifestyle center will include a large interior plaza and feature design influences that include Colorado and Southwestern-styled architecture. Early response to the project has been tremendous.

“The excitement that this project has generated right out of the gate demonstrates the incredible development opportunities that exist in the Loveland area,” said Cecil Gutierrez, the mayor of Loveland. “This will bring added tax revenue and jobs to a fast-growing area of the state.”
Water Valley Land Development Company CEO Martin Lind added to that sentiment.

“Brands at the Ranch will make a significant impact on the Northern Colorado area,” said Lind, commenting on the array of entertainment attractions. “The uniqueness of the development will bring visitors from across the region.”

Steve Graham, a development and leasing consultant, remarked on the level of interest the project has already generated. “Retailers have shown a tremendous amount of interest in Brands at the Ranch right out of the gate. We are going to be bringing first-to-market shops and restaurants that complement existing amenities.”
Mid-way through Tuesday’s national shopping center convention, Brands at the Ranch announced letters of intent with Galaxy Theatres, Schussler Creative restaurant concepts Winter Wonderland and Zi, as well as Tucanos Brazilian Grill. These new attractions will join existing regional draws, The Ranch & Budweiser Events Center, Nordy’s, The Summit and the Embassy Suites.

Stellar Development of Overland Park, Kan. has been retained to provide guidance on the overall development as well as lead leasing agent for the project.
